Terms and Conditions
These Terms and Conditions apply to all reservations made through this website. Where specific booking conditions apply to an individual apartment or rate, they will be clearly stated in the property description or during the booking process.
By making a reservation, you enter into a contractual agreement with **JOSFIRYCO S.L.** ("the Company", "we", "us" or "our"). The person making the reservation is referred to as the **Guest** and accepts these Terms and Conditions on behalf of all persons included in the booking.
Payment
Outstanding Balance
The payment schedule depends on the rate selected at the time of booking.
Any outstanding balance must be paid either through our secure online payment gateway or by bank transfer to the account specified in the booking confirmation.
Unless otherwise stated, the full reservation amount must be received before check-in. Guests must not make payments to any third party unless expressly authorised by us.
Payment instructions will be included in both the property listing and the booking confirmation.
What's Included
The accommodation price includes:

What's Not Included
Additional services requested by the Guest during the stay are not included unless expressly stated and will be charged separately.
Cancellation Policy
Standard and Weekly Rates
A non-refundable deposit equal to **15% of the total reservation amount** is payable at the time of booking.
The remaining balance must be paid no later than **7 days before the scheduled arrival date**.
Reservations may be cancelled free of charge up to **7 days before check-in**, with the exception of the 15% deposit, which is non-refundable.
If the reservation is cancelled less than 7 days before arrival, the deposit will be retained in full.
Non-Refundable Rate
Reservations made under the Non-Refundable Rate require **full payment at the time of booking**.
No refund will be issued in the event of cancellation, modification or no-show.
Security Deposit
A refundable security deposit is required for all reservations.
The deposit is secured by means of a pre-authorisation on a valid credit card before arrival. No funds are charged unless necessary.
Provided that the apartment is left in good condition and no additional charges arise during the stay, the pre-authorisation will be released after check-out.
Where damage, excessive cleaning, missing items or any breach of these Terms and Conditions is identified, the corresponding costs may be deducted from the security deposit.
Cleaning
The reservation includes a mandatory end-of-stay cleaning service.
For longer stays, additional housekeeping services may be arranged upon request at an additional cost.
All apartments are supplied with bed linen and towels.
Guests are expected to leave the apartment in a reasonably clean and tidy condition upon departure.
Occupancy
The number of occupants must not exceed the maximum number stated in the reservation, excluding children under the age of two, unless prior written approval has been obtained from the Company and any applicable additional charges have been paid.
Only registered guests are permitted to stay overnight in the apartment.
Use of the Property
Guests agree to occupy and use the apartment responsibly, respectfully and in accordance with these Terms and Conditions.
The apartment may only be used for residential holiday accommodation purposes.
Damage and Liability
The Guest is responsible for any loss, damage or deterioration to the apartment, its furniture, equipment or contents caused by the Guest or any member of the booking party, excluding normal wear and tear.
Lost keys, damaged locks or the replacement of access devices will be charged to the Guest.
The Company reserves the right to recover any costs exceeding the amount of the security deposit.
Pets
Pets are not permitted unless expressly authorised in writing before arrival.
Smoking
Smoking and vaping are strictly prohibited inside the apartments.
Smoking is permitted only on balconies or terraces where available and where this does not disturb neighbouring residents.
Quiet Hours
Guests must respect the peace and comfort of neighbouring residents.
Noise must be kept to a minimum between **10:00 p.m. and 10:00 a.m.**
Parties and Visitors
Parties, celebrations, commercial activities and events are strictly prohibited.
Visitors who are not included in the reservation are not permitted without prior approval from the Company.
Failure to comply with this policy may result in the immediate termination of the stay without refund.
Guests are also expected to behave respectfully in all communal areas of the building.
Breach of These Terms
Any serious or repeated breach of these Terms and Conditions by the Guest or any member of the booking party entitles **JOSFIRYCO S.L.** to terminate the reservation immediately and require the Guests to vacate the apartment without refund or compensation.
The Company reserves the right to recover any financial losses arising from such breach.
Check-in
Check-in is available from **4:00 p.m.**, unless otherwise agreed in writing.
Guests may be required to complete an online registration process and provide valid identification before arrival in accordance with applicable Spanish legislation.
Check-out
Guests must vacate the apartment no later than **11:00 a.m.** on the day of departure unless a late check-out has been agreed in advance.
Additional charges may apply where unauthorised late check-out delays cleaning or affects subsequent reservations.
Governing Law and Jurisdiction
These Terms and Conditions shall be governed by and construed in accordance with the laws of Spain.
Any dispute arising out of or in connection with these Terms and Conditions shall be subject to the exclusive jurisdiction of the Courts of Santander, Cantabria, Spain.
Acceptance
By completing a reservation through this website, the Guest confirms that they have read, understood and accepted these Terms and Conditions and agree to comply with them throughout their stay.
